Cancellation Policy

  • 100% refund: 30 days before check-in.
  • 50% refund: 14-30 days before check-in.
  • No refund: Less than 14 days before check-in.

House Rules

  • Extra Guests: $50 per person per night penalty.
  • Maximum Occupancy: 16 guests.
  • No Smoking: $500 fee for smoking.
  • No Street Parking: $125 per day fine.
  • Garage Doors: Must remain closed except when entering/exiting. $100 per day fine if HOA fines the owner.
  • Events: Must be approved by the owner.
  • Late Checkout: $100 fee.

Damage and Repair Policy:

In lieu of a damage deposit, guests will be charged for any damage or repairs needed after their stay. The cost of any damage or necessary repairs will be assessed and billed to the guest’s account accordingly.

  • Leave the house as you found it.
  • Leave sheets and towels in place.
  • Check under beds for items.
  • Load dishes into the dishwasher and start it.
  • Ensure all doors and windows are locked.
  • Take all trash to the outside bin.
  • Notify Chris by text when you leave.

  • Ensure all trash is taken out.

Quick Reference Guide

  • Parking: Only park in the 242 Driveway or designated areas.
  • Noise Ordinance: Quiet hours are 10:00 PM to 6:00 AM.
  • Trash Days: Monday and Thursday mornings. Put trash out on Sunday and Wednesday nights.
  • Batteries: Spare batteries in the entryway end table drawer.
  • Lighting and Outlets: The family room light switch has a dimmer. Kitchen outlets are under the upper cabinets. The disposal switch is under the sink.
  • Water Filter: The fridge has a filtered cold waterspout on the left door.
  • Amenities: Pack ‘n Play in the downstairs closet. Hair dryers are under each bathroom sink except in the bunk room. Mirrors in closets. A laundry basket, iron, and ironing board are on the top shelf in the laundry area. Smoke detector ladder in the master closet. Extra towels in loft drawers.
  • Printer: In the loft, supports mobile phones.
  • Restaurant Menus: Black binder in the loft.
  • Beach Toys: Available in the garage. Discard if broken.
  • Beach Access: Exit the gated fence, walk straight down Miami, right on Scenic Gulf, follow the Hollywood Street crosswalk, and enter through the gate.
  • Power Extension: Under the TV in a console cabinet drawer.
  • TV and Streaming: Use LG IP channels and the Pluto app. Netflix and Hulu may be logged in; use or log in with your account.
  • Pond Fishing: Catch and release only.
  • Feedback: Text Chris with suggestions or feedback.

242 Miami St is near the Gulf of Mexico. The five-bedroom, five-bath home is fully furnished with linens, cookware, and appliances. The gated community includes a pool. Please follow the posted pool rules.
